How much are mineral rights worth per acre in Texas?

There is no single per-acre price for Texas mineral rights. Value depends on whether the minerals are producing, how much the wells under them produce, the lease terms, and drilling activity nearby.

What published sources say

  • A Texas mineral management firm, Valor, states that producing minerals in active areas such as the Permian Basin or Eagle Ford "can be worth $10,000 to $50,000+ per net mineral acre," while non-producing minerals "may range from $500 to $5,000 per acre" (Valor). Treat these as a firm's ranges, not market data.
  • For producing minerals, GoSellMineralRights says buyers start from monthly royalty income and decline, and that "a common rule of thumb is three to five years of current royalty income" (GoSellMineralRights FAQ).

Check the production yourself

Offers for producing minerals rest on lease production, which is public. Find your lease on its county page (for example Martin, Midland, Loving, Reeves, Upton) or look it up on RRC (how), then plug the volumes and your decimal into the royalty estimator to see the monthly income an offer is based on.

Next steps

  • Get more than one offer and compare them as a multiple of your monthly royalty.
  • Consider a mineral rights appraisal for large interests or estates.
