Mineral rights appraisal in Texas: when you need one

A mineral rights appraisal estimates the market value of an interest, usually for an estate, a divorce, a gift, or before selling a large interest.

What goes into it

  • Lease production history and decline (public on RRC; see your lease page here).
  • Your decimal or net mineral acres and lease terms.
  • Prices and the development outlook: new permits nearby (see the permits feed).
  • Comparable sales, which are not public.

Property tax appraisal is different

Texas appraisal districts value producing mineral interests for property tax; appraisal firm Pritchard & Abbott explains it relies mainly on operator records for ownership (P&A FAQ). That tax value is not a sale price.

Gather this first

Your check stubs, division orders, deeds, and the RRC lease IDs. Pull 36 months of production from the lease page and run the royalty estimator so you know the income the appraisal starts from.
