How to sell mineral rights in Texas

1. Know what you are selling

Find the leases, production and your decimal interest first. Buyers look up your wells, production and permits in state records before they make an offer (GoSellMineralRights); you can see the same data on Extrxct.

2. Choose how to sell

  • Direct to a buyer: answer offer letters or ask several buyers to bid.
  • Marketplace or listing service: for example US Mineral Exchange states sellers list free and it charges a 6% commission paid by the buyer at closing (US Mineral Exchange).
  • Auction: EnergyNet charges sellers a commission only if a property sells (EnergyNet FAQ).

3. Compare offers on the same basis

Compare price per net mineral acre, or price as a multiple of monthly royalty income, and check what each offer includes: all depths or certain formations, one tract or the whole county, minerals only or surface too.

4. Read the deed

Check that the parties, interest, legal description and reservations match the deal, who pays closing and recording costs, and when you are paid.

Not legal advice.
